Step Three:
Showings/Offers
Now that your home is for sale we move on to showings. The Mills Sales System makes the showing stress-free. The goal here is to funnel all showings to a short window of time. We want to let the home marinade on the market for about a week. Then we open up the following weekend to as many showings as possible. We will put a clause in the listing that allows us to review offers the following Monday at 3 pm. All offers written will expire that Tuesday at Midnight. This stage of the sale process produces more offers at a higher price. This ensures that you will get the very best offers on your home.
Now it’s time to review offers that your home has produced. Reviewing offers can be over the phone. It’s better to review offers on Facetime or Google Meet if possible. We will review all the offers Monday evening. I will go over each offer with you so that you understand the pros and cons of each. It is important that you understand each offer. If you have any concerns or questions, please be sure to ask. Once we pick out the best offer, I will send it to you for electronic signatures.
Once an offer is accepted, we move on to closing. This is true whether you are buying a home or selling a home. The process remains the same once an offer has been accepted. We will want to remove all contingencies. Once those have been removed, we can set up our closing date.
